MHADA Mumbai Lottery 2026: 2,640 Affordable Homes Available

The Maharashtra Housing and Area Development Authority (MHADA) is set to launch its Mumbai Lottery 2026, offering a total of 2,640 affordable homes for various income groups. The lottery will officially open for applications on March 30, 2026, at 3:00 PM, with the last date for submission being April 29, 2026.

Among the homes available, 145 apartments are designated for the Economically Weaker Section (EWS), 858 apartments for the Lower Income Group (LIG), 1,408 apartments for the Middle Income Group (MIG), and 229 apartments for the High Income Group (HIG). The most affordable house is priced at over ₹29 lakh, while the costliest apartment reaches up to ₹6.82 crore.

The application process includes a requirement for an online earnest money deposit (EMD), which must be submitted by April 30, 2026. Following this, a provisional list of applications will be published on May 5, 2026, with the final list of accepted applications set to be released by May 12, 2026. The lottery draw results will be announced on May 15, 2026.

Historically, the MHADA lottery has been a crucial initiative for providing affordable housing in Mumbai. Notably, there was no lottery held in 2025, making this year’s offering particularly significant. Since its establishment in 1977, MHADA has constructed approximately 5.27 lakh dwelling units across Maharashtra, highlighting its ongoing commitment to addressing housing shortages.

The lottery covers various locations throughout Mumbai, including Vikhroli, Goregaon, Borivali, Gorai, Chembur, Bandra, Ghatkopar, Wadala, Powai, and Dadar. This broad geographical reach aims to cater to the diverse needs of the city’s residents, particularly those from lower-income backgrounds.

What observers say

Observers note that the MHADA lottery is a government-run housing allotment system designed to provide affordable homes to different income groups through a computerized draw. This system has been instrumental in facilitating access to housing for many families in Mumbai, a city known for its high real estate prices.

As the application dates approach, potential applicants are urged to prepare their documents and funds in advance to ensure they meet the submission deadlines. With the increasing demand for affordable housing in Mumbai, the upcoming lottery is expected to attract significant interest.

Details remain unconfirmed regarding the total number of applicants expected this year, but the anticipation surrounding the lottery suggests a competitive environment for the available homes.
